Q: Am I required to make my property available to Section 8?
A: Owners are not required to make their homes available to Section 8. You will be able to indicate your choice on your property management contract.

Q: Are you licensed?
A: Yes. We have three licensed property managers in our Gardnerville office. We also have multiple office staff and a Maintenance Coordinator.

Q: Can I reach you after hours?
A: Our direct line is forwarded to our Maintenance Coordinator for after hour maintenance emergencies.

Q: Can you put the money directly into my account?
A: We offer multiple ways to receive your money: We can direct deposit your funds, or send you a check.

Q: Do I get to see the lease or sign it?
A: Leases will be signed by the property manager; however, all documentation in regards to an owner’s property are made available to owners.

Q: Do you sell real estate too?
A: Yes. We are well versed in both residential and commercial investment property and knowledgeable about the 1031 exchange process

Q: How and when do I get my checks?
A: Rents are received on the 1st to the 5th of each month. We pay all of our vendors and owners on the 10th of the month. (If the 10th is a weekend or holiday the check will be sent on the following business day.)

Q: How is rent collection handled?
A: Tenants are given an online tenant portal where they can pay rent with a credit card, debit card, or through their checking account. We also offer an option to pay in person, or to drop off their rent after hours in our secure drop box.

Q: How long of a lease do you sign?
A: Leases are usually one year unless we have special instruction from the owner, which we are happy to accommodate!

Q: How much security deposit do you charge the tenant?
A: Security deposits are based on the tenant application score. The security deposit starting point is the amount of the rent. The security deposit will be increased if the tenant has discrepancies on their application, or if the tenant is allowed to have animals.

Q: How soon can you start managing my property?
A: We are able to accommodate a new management within 48 hours!

Q: What type of reports do I get and how often?
A: As an owner you are provided with an online portal where you will be provided with a monthly statement. At the end of the year we will send you a full reporting of the year and all associated tax documentation.

Q: Who holds the tenant security deposit?
A: The security deposit will be held/managed by the property manager in a Security Trust Account
